4211 Newton Presentation & Vote @ OLC April Meeting
April 7, 2026 6:30 PM
The Oak Lawn Committee 4211 Newton Case Committee presented its findings to the committee.
Key points SOHIP carried into the room:
- MF-2 zoning integrity: MF-2 allows roughly 45 ft of height; a tower is out of scale for a residential side street.
- Neighborhood fit: a single-use luxury rental tower with no meaningful community benefit.
- Housing mix: replaces 33 entry-level, for-sale homes with high-end rentals, reducing owner-occupied units in SOHIP.
- Better locations exist: high-rise density already clusters along Uptown, Victory and Downtown β not mid-block MF-2.
