On April 7, the Oak Lawn Committee voted to support M&A Development's 16-story proposal at 4211 Newton Avenue. The case now moves to the City Planning Commission, with a public hearing scheduled for Thursday, April 23 at 12:30 PM.
Here's where the SOHIP Zoning Committee stands:
"We do not support the project โ yet no longer oppose it. We believe it represents the best available outcome for this site, the existing residents, and given the unknowns of any future projects at the address and the neighborhood improvements committed to by the developer for SOHIP."
That position reflects 10 months of engagement and a project that started at 28 stories and will now stand at 16 stories. Along the way, we negotiated other design changes: moving the pool to the front of the building, improving connections at street level, and shifting parking. We also secured a commitment of funds from the developer for neighborhood enhancements, including SOHIP street sign toppers, improvements to Avondale Plaza Parks, pedestrian infrastructure, and street safety measures.
None of that changes the fact that this project exceeds the 45-foot height limit in our MF-2 zone. Our position on the zoning code hasn't changed.
What's Next: CPC Hearing โ Thursday, April 23, 12:30 PM
The City Planning Commission is a recommending body. After their vote, the case goes to the Dallas City Council for a final decision.
