4211 Newton Developer Files Zoning Application

M&A Development has officially filed its zoning application for a 21-story tower at 4211 Newton, initiating the city’s formal review process. This is the step we’ve been preparing for, and it means our window to respond is now open.

Today, we’re launching a 3-part video series to ensure every neighbor understands what’s happening, why it matters, and how you can make your voice heard during the application process. They'll break down:

  • What MF-2 and PD 193 allow
  • What M&A is proposing
  • Why it's important to protect MF-2 & SOHIP
  • Not all high-rises are built on equal zoning
  • How the city’s 3-step zoning process works
  • HOW YOU & YOUR VOICE MATTER!

4211 Newton and MF-2: Why This Precedent Matters for Dallas | Part 2

After we released the first video in our 4211 Newton explainer series, outlining the facts of the proposed 21-story tower and how the zoning process works. Today, we’re releasing Video 2 — “What We’re Working Toward.”

This short video explains SOHIP’s position clearly and directly:

  • Why MF-2 zoning exists
  • What MF-2 allows — and what it protects
  • How responsible development fits the scale of our neighborhood
  • Why a 240-foot tower in the middle of an MF-2 block is incompatible
  • What’s at stake for MF-2 neighborhoods across Dallas

Our stance is simple:

SOHIP welcomes development that follows MF-2 zoning and strengthens our neighborhood. But we are united in opposing projects that disregard it.Build responsibly — or build elsewhere.
